Practicing Good Seller’s Etiquette
In the state of Maryland there are laws to protect both buyers and sellers. Your agent should make you familiar with “Whom the Real Estate Agent Represents”.
It is a form that explains there are agents that represent the Seller called a Listing Agent. And there are agents that represent the Buyer called a Buyers Agent or also called theSellers Agent. (confusing I know, although it is the language of Contracts in Maryland)
Be sure that your agent explains this form so you are comfortable when coming face to face with Buyers directly or when they are accompanied by their Agent.
You need to know that your agent represents you and no one else.
That agent should present you with a copy signed by the Buyer and the Agent making you aware of the representation agreement. That agent represents the buyer.
Remember, any information you disclose to either a Buyer or their agent can be used against you during the negotiation period.

One of the most common mistakes sellers make is they are not totally committed to selling and this shows in the house. Be sure that once you are sure of your plan to sell, you begin to pack as much as possible. Concentrate on the personal things that you will not be needing for the next 2-4 months.
What this means is take down as much wall clutter as possible and remove from the floor as much as possible that will allow you to still live comfortably.
